Custom software and apps for land surveyors

Custom surveyors software runs the business side of a survey firm: quote requests from title companies, attorneys, builders and homeowners, research on deeds and plats, field crew scheduling, job status from fieldwork to drafting to signed deliverable, and invoicing. Zoti builds it to sit alongside your field and CAD tools, starting at $499/month.

The office work behind the fieldwork

A survey firm runs two kinds of work through the same small office. There are the quick, repeatable jobs: boundary surveys for home sales, mortgage and title surveys, elevation certificates, fence and pool stake-outs. And there are the larger ones: ALTA/NSPS surveys for commercial closings, topographic surveys for engineers, subdivision plats and construction layout that runs for months.

Each job goes through research (deeds, recorded plats, prior surveys and control in the area), fieldwork, calculations and drafting, review and signing by the licensed surveyor, and delivery. The bottleneck is usually the hand-offs. Title companies call for status on a closing next week. Crews drive across the county twice in one day because jobs were not grouped. Prior surveys the firm already did on the same subdivision are hard to find. Rush fees are forgotten. Weather pushes fieldwork back and nobody updates the client. And in a hot housing market, the phone never stops.

Surveyors software and field app: what we build

  • Quote and order intake: an online request form for title companies, attorneys and homeowners, with pricing rules by survey type, acreage and rush.
  • Research tracking: deeds, plats and prior surveys attached to the job, plus a searchable map of past jobs so you can reuse your own work.
  • Crew scheduling: jobs grouped by area and assigned to crews, with weather delays and reschedules sent to clients.
  • Surveyors app for field crews: job details, research files, client contacts and site notes on a phone or tablet, with photos and checklists, working offline.
  • Job tracking: status from research to field to drafting to review to delivered, with due dates and closing dates visible to everyone.
  • Client portal: title companies and builders submit orders, check status and download signed deliverables.
  • Billing: deposits, invoices on delivery, progress billing for large jobs and links to your accounting software.

Field and CAD software vs. business software

Most firms already use established field and office tools for the technical work, such as Trimble or Carlson for data collection and processing, and AutoCAD Civil 3D or similar for drafting. Those are not what a custom build replaces.

The business side is often less well served. Some firms use project management tools made for engineering and design firms, such as BQE CORE, and many run on spreadsheets and a whiteboard. Custom software makes sense when you want intake, research, crew scheduling and client updates built around how a survey firm actually works, and connected to the files your field and CAD tools produce.

Licensing and record keeping

Surveying is a licensed profession, and state boards set rules on who may sign and seal work, minimum technical standards, and in some states how long records must be kept. Requirements vary by state. A good system keeps field notes, research, calculations and signed deliverables together for every job, so you can find them years later when a neighbor disputes a line. We build to your firm’s policies; we do not give legal advice.

It also helps on the business side. When a title company asks for a recertification or an update to a survey you did eight years ago, finding the original job, field book and drawing in a minute instead of an afternoon is often the difference between keeping that client and losing them to the next firm.

How a project works

  1. Map your job typesWe walk through a boundary survey, an elevation certificate and a larger job from request to delivery.
  2. Design the office and field viewsOffice staff and crew chiefs click through the screens before anything is built.
  3. Build in roundsOrder intake and job tracking usually go first, then crew scheduling and the field app.
  4. Bring in past jobsWe import your job history with locations so past work becomes searchable on a map.
  5. Launch and refineThe monthly plan covers changes as your clients and services change.

We also build for travel agencies, law firms, accounting firms and insurance agencies businesses in professional services.

Questions

Common questions

What is the best software for land surveyors?

For field and drafting work, most firms use established tools from vendors like Trimble, Carlson and Autodesk. For running the business, such as orders, scheduling and client updates, the best fit depends on your size and job mix. Small firms often start with a general project tool, and custom software makes sense once job volume and crews grow.

Can a surveyors app work without cell service?

Yes. Field apps can store job details and capture notes and photos offline, then sync when the device reconnects.

Can we search past surveys by location?

Yes. Importing past jobs with coordinates or addresses lets the office see prior work on a map, which speeds up research on nearby parcels.

How much does custom surveyors software cost?

With Zoti, custom projects start at $499/month, covering design, development, hosting and ongoing changes. The price depends on scope, and you get a written quote first.

Can title companies order surveys online?

Yes. A client portal or order form lets title companies, attorneys and builders submit orders, upload documents, track status and download deliverables.
